Bring a written list. Ask about registration, escrow, delivery history, service charges, and what is and is not included. Note who answers directly and who changes the subject.
Is this project registered, and can I see the number?
A registered project has a number you can verify. A vague answer, or a promise to send it later, is a signal to slow down and check on the official channels first.
Where do my payments go?
The answer should be the project's escrow account. If anyone suggests paying elsewhere, stop and speak to your adviser.
What did you hand over last, and when did you promise it?
Compare the promised and actual dates. Ask to visit the completed project. A confident developer will arrange it.
What is not in the model?
Show models often include finishes, furniture and views that are not in the standard unit. Ask what is included, what is optional and what will be different in the finished building.
What are the running costs?
Ask for the expected service charge basis, how it is set and what it covers. A building's charges shape what it feels like to own it for years after the sales gallery is gone.
